Heat pump at P1 new home The Steadings

Design led energy-efficient homes

All homes at The Steadings are being built to the highest of standards and design to ensure energy-efficient and enjoyable attractive spaces to live.

Each home is equipped with state-of-the-art technologies including air source heat pumps, highly-insulated, high-performing built fabric that minimises heat loss, and EV charging points. These contribute to a reduction in operational carbon footprint but also help on minimising running costs of the new homes.

It is expected that each home within the current phase will also include solar thermal or photo-voltaic panels at roof level.

Keepmoat at The Steadings, Cirencester

New homes coming soon on the main site

During 2026/27, two housebuilders will bring forward 229 new homes within the first phase of development on the main site.

Homes England’s appointed developer, Keepmoat, has received approval for their reserved matters application for Parcel 2A at The Steadings.

Parcel 2A is the first parcel reached from the eastern entrance to the new neighbourhood, via Spratsgate Lane, and will consist of 100 new homes of various sizes, including the provision of 31% affordable homes.

In addition, Bathurst Development’s appointed developer, HarperCrewe, has submitted detailed proposals for 129 new homes (including 40 affordable) and space for community facilities including a coffee shop for Parcel 2D.

Homes in the first phase are now all sold

The first phase of The Steadings has been delivered by HarperCrewe. The new 1, 2, 3, 4 and 5 bedroom homes feature smart eco-credentials, a beautiful Cotswold aesthetic, and exceptional design-led interiors. Built with a focus on future-proofing sustainability, social cohesion, and wellbeing, The Steadings is a superb place to call home.

These new homes are characterful, yet modern, finished to an exceptionally high standard. Each home in Phase 1 is pre-fitted with an air source heat pump, wastewater heat recovery, system 3 fans and electric vehicle charging points.

Outside there are beautiful shared social spaces to encourage community togetherness, paths connecting you to excellent local amenities, and open areas for you to sit and take it all in.

This first phase includes 14 affordable homes (including 6 shared ownership homes) which were available through Bromford.

The Community Management Trust (CMT) is a not-for-profit company which will re-invest in The Steadings to build a cohesive community in which everyone who lives, works or goes to school at The Steadings will be a part.
