The following is a copy of a letter, dated 5 August 2026, placed through the letterbox of homes along Berkeley Road, Alexander Drive, The Maples and The Cranhams, all of which back onto the development site.

Dear Resident,

The Steadings: Notice of Infrastructure Works.

We wanted to let you know that contractors have started on site, with the planned activities including:

  • enabling works – erecting fences and timber hoardings; setting up site compounds; and extending the construction access roads;
  • earthworks – to move and reprofile the topsoil and subsoil stockpiles within Parcel 2D to Parcels 2G and 3H towards Chesterton Farm;
  • landscaping – to extend the Northern Greenspace to the north of Parcel 2D; and
  • construction of the next section of the spine road through Parcels 2D and 2E and a pumping station.

These works will take place for the next 8 months or so through to April 2027.

The construction of the new houses within Parcel 2A (Keepmoat Homes) is also expected to start soon, in early September 2026, and then within Parcel 2D (HarperCrewe) in Autumn 2026.

Please refer to the notice boards around the site perimeter, or this update on our website, in relation to the locations of the Parcels mentioned in this letter:

Information Board Update

Contractors will work between the hours of 8am to 6pm Monday to Friday, and may work from 9am to midday on Saturdays, in accordance with approvals from Cotswold District Council.

Noise monitoring systems are in place with monthly reports published to our website, when available.

The Public Rights of Way will remain open during these works.

In addition, once the footpath and cycle path connection through to Cranhams Lane has been established, the plan is for the access to the Northern Greenspace (behind Berkeley Road and Alexander Drive) to open in Summer 2027.

The show homes for each Parcel developer are expected to open in Spring 2027.
