Welcome to the September 2024 update on The Steadings, Cirencester.
This is a copy of the email newsletter sent 18 September 2024.
Our newsletters keep you informed on what has been going on in the area, from progress with the development to planning news and opportunities to get involved.
In this edition, you will find updates on:
1. Infrastructure: Eastern access road and landscaping. And, Fire Station roundabout.
2. Development: New primary school.

Infrastructure Update
On-site infrastructure and landscaping
Phase two landscaping and eastern access road
The infrastructure work being carried out within the second phase of development is progressing well, this includes the main access road and foot and cycle paths both alongside the road and along the northern green space boundary.
Landscaping preparations, including earthworks in this area, are nearing completion, including preparing and seeding between pathways and housing parcels, and preparing for the construction of the amphitheatre seating stone. Tree planting is due to start in November or December 2024.
We are working with Cotswold District Council to agree the final finishing details in order to progress at pace for a completion date of end November 2024.
From early November 2024 further archaeological work will be carried out, which will involve intrusive investigations on areas of interest previously identified by archaeologist. The surveys form part of a phased series of archaeological investigations as we move through the site. In preparation for these works, additional fencing will be installed along the line of the footpath from 19 September 2024. During this time usual hedge and grass trimming will also take place.

Off-site infrastructure improvements
Fire Station roundabout and Love Lane / Midland Road upgrades
Good progress is being made on the Midland Road works and we are on track to complete the Love Lane / Midland Road / Chesterton Lane junction by late October / early November.
Work continues with the improvement to the Fire Station roundabout.

Fire Station / Watermoor Roundabout Improvements
We understand the works on Midland Road have caused delays and frustration for some in the local residential and business community. To this end, we have worked with our contractors Montel, the assigned traffic management company, and with the local authority, to improve the traffic management and alleviate some of the issues within our control. We are also working with BT, SSE and Thames Water, where utilities need to be moved in the Midland Road area, which can cause some days with seemingly periods of inactivity. However, we are currently on track to complete works on time.
Development Update
New primary school
Our contractors, Barnwood, are continuing to progress well with the work on the construction of the new building at Siddington C of E Primary School. The main flat roof construction is complete, with rooflights, windows and doors installed. Inside, the floor screed has been laid with underfloor heating for energy efficiency. The hall has been made weatherproof to allow internal finishing works to proceed.
We are waiting on approval from Cotswold District Council (CDC) on the external finishing materials before this work is able to complete.
Outside of the main building, the pointing of the stone work has been completed and the dry stone walling adjustments in the entrance area are complete. Over the summer holidays the new car park has been laid out, and the play area around the old tree stump improved.
Barnwood are working towards a completion date in late November 2024.
New Homes Update

New energy-efficient homes
Within the first phase there are 68 beautifully designed, high quality, energy-efficient homes. The last remaining homes are selling fast.

The shared-ownership homes via Bromford have all sold. Further shared-ownership homes will be available within future phases of the new development.
Updates on future availability of new homes will be announced in due course.
Community Liaison Group Meetings
Every three months we host Community Liaison Group (CLG) meetings to present updates to the local community groups and residents on recent developments, with an opportunity to ask questions to the Bathurst Development team.
The next meeting will be held on Tuesday, 1 October, at 6pm.
