Welcome to The Steadings News. 

Our regular newsletters will keep you updated on what has been going on in the area, from progress with the development to planning news and opportunities to get involved.

In this edition, you will find updates on infrastructure, new homes, future employment spaces and more.


HarperCrewe starts work on first new homes

Construction works for the first phase of new homes have started on site, with the first due to be ready for occupation in the Spring 2023; a show home will open earlier in the year to offer those interested the chance to see what a house on The Steadings will look like.

The street names have been confirmed by Cotswold District Council and a postal system is being drawn up for Sivewright Way, Colonel Drive, Ryder Close and Richardson Close. The names were inspired by those of the founders of the Talland School of Equitation – Pamela Ryder Richardson, Molly Sivewright & Colonel Robert Sivewright.  This world-renowned riding school started in 1958 at Church Farm in Siddington, and its horses grazed on the allotment paddocks, until it moved to its current location in Ampney Knowle.

The first phase of The Steadings is being delivered by HarperCrewe

Employment space coming to Cirencester

We are delighted to have exchanged contracts with a specialist developer to deliver approximately 105,000 sqft of purpose built [B2/B8] employment accommodation at The Steadings, adjoining Spratsgate Lane and Wilikinson Road.  A detailed planning application will be submitted during the summer with a view to starting construction thereafter. 

This new space will provide much-needed additional employment opportunities for Cirencester supporting the continued growth of the town.

Investing in local road networks

The infrastructure investment delivered by The Steadings has been extensive, with benefits to the whole local community, not just the future residents of The Steadings. Here are some of the works recently completed: 

Burford Road / Stow Road / Cherrytree Lane 

–    The new slip road now provides a left lane turn-off, improving capacity at this junction and reducing queuing

Chesterton Lane

–    The new zebra crossing now provides those walking along this road with a much-needed, safe crossing point

Spratsgate Lane / Wilkinson Road 

–    The new roundabout provides the main access to The Steadings together with improved facilities for pedestrians and cyclists that will connect with the new routes to be provided within the site. 

Somerford Road 

–     Again with pedestrian safety in mind, here the pavement has not only been extended, but it will also be resurfaced too.


The Steadings creates extra school places at Siddington

Plans at The Steadings include a new primary school due to open for the academic year beginning September 2026. With new families moving to The Steadings before this, there will be a need for additional school spaces sooner; and Bathurst Development Ltd has partnered with the Corinium Education Trust to provide an interim solution in the form of a new hall at Siddington C of E Primary School.

Subject to planning consent, we will build the hall to host the school from 2024 thus creating the extra capacity, and a system has been drawn up to allow for what will be two schools operating in one.

Once the permanent school at The Steadings opens in 2026, the hall will remain as part of the infrastructure of Siddington C of E Primary School with long-term benefits for its pupils and staff. While this building will embody the legacy of The Steadings’ investments in the town, it also reflects Cirencester’s strong sense of community through the willingness of all involved to find a long-term solution that offers improvements to many. We are very excited for this project to unfold.

First landscaping works take shape

Landscaping works are now underway at The Steadings, with preparation and planting of the first attenuation pond next to the new entrance off Spratsgate Lane.  The pond is part of a network of linked water features that will manage surface water run-off, mitigate flood risks and create a valuable new ecological habitat within the site.  


Planning Update

Planning applications due to be submitted over the coming months include: 

–    The legacy school hall at Siddington C of E Primary School, to be submitted in July 2022
–    The primary access road off the new Spratsgate Lane Roundabout, due to be submitted in July 2022
–    Landscape & open spaces, due to be submitted in July 2022
–    Employment site A RMA, due to be submitted in Summer 2022

Protecting the environment by Building with Nature

Building with Nature strives to keep nature at the heart of emerging developments and placemaking initiatives. The registered charity has created industry-leading standards, as a guide on best practice for developers when creating a green infrastructure plan for a new community. Along with core standards – such as maximising the environmental net gain on the project – the 12 standards centre around wellbeing, water and wildlife. 

With benefits to both people and wildlife, Bathurst Development Ltd adopted the expert-led standards and shares Building with Nature’s aspirations of creating a space for both people and nature. The Steadings’ masterplan received a Building with Nature Design Award last year, celebrating the team’s efforts and ambition to deliver high-quality green infrastructure. 

Bathurst Development Ltd has improved plans by giving trees more room to grow – as tall and wide as possible, moving the main play area to the central greenspace, and changing the way the hedgerows are cared for to support a healthier bloom and promote a natural habitat. Bathurst Development Ltd was presented with the Building with Nature Full Award for these efforts, and more, in their recent planning application for The Steadings.

Chamber of Commerce Awards

The Steadings is pleased to sponsor the Business in the Community award the Chamber of Commerce’s  Awards presentation to be held at the Church of St John the Baptist in the Market Place on Friday 22 July from 6.00pm till 9.30pm.

In their 10th year, the Cirencester Business and Community Awards are designed to celebrate the local business community and Cirencester residents who go the extra mile to help put their community first.
