Detailed Design Codes Approved

We are delighted to announce Cotswold District Council, as the Local Planning Authority, has approved the Detailed Design Codes (DDCs) for Parcels 2A, 2B and 2C along with Parcels 2D and 2E.

These Codes provide guidance to the parcel developers on the required approach and character of the homes and spaces within The Steadings.

As a result of the approved DDCs, the selected developers can subsequently put forward Reserved Matters Applications (RMAs), which will be the final stage of approvals before building work can begin.

The Codes build upon the principles set out in the Site Wide Design Code (SWDC) and set out how details approved as part of the SWDC are to be applied to each area. They provide detailed design parameters and rules to ensure high-quality development is achieved within each of the phases, which respect the character and appearance of the area and create excellent places to live for future residents.

Each DDC covers:

  • Street types and frontages
  • Car parking
  • Pedestrian and cycle active travel networks
  • Green and open spaces
  • Architectural principles
  • Environmental performance and sustainable building design, and
  • Biodiversity, ecological mitigation and enhancement.

Please note, the information contained within these documents are guidance, therefore, final details on completed works may change or differ slightly.

We will keep you updated of progress with the preparation, submission and consideration of the RMAs, which we hope to be sometime in Summer 2025. Information about forthcoming RMAs will be posted to our website in due course and in advance of submission to the Local Planning Authority.
