The Steadings is to the South of the Cotswold market town of Cirencester, adjoining Chesterton. When complete, the new neighbourhood can be accessed from Spratsgate Lane to the East and Tetbury Road to the West.

Building work for Phase 1 started in Summer 2021, this began with infrastructure including roads and utilities, along with archaeological investigations. The first homes, built by local developer HarperCrewe, were under construction in late 2021, with our first residents moving in during Spring 2023.
The new neighbourhood is a 15-20 year development programme which is expected to be complete in mid/late 2030’s.

Please see the Masterplan here for a breakdown of the different phases of development. Each new phase will offer a blend of house types, associated infrastructure, green and play space, along with community and leisure facilities.
The Steadings will be linked together by new roads, bus routes, footpath and cycleway connections and marked by attractive landscaping.
The homes draw from the Cotswolds’ strong architectural style for inspiration and designs will be in keeping with the local heritage. The new properties will be a mix of traditional and contemporary by integrating gabled roofs, rubble stone walls and natural stone slates with bright rooms and open planned living space.
At The Steadings, we are providing homes for every individual and family, whatever their needs. From 1 and 2-bed apartments and 2-bed to 5-bed houses, including affordable housing, private market houses and homes for the elderly, there is a home style to suit everyone.
30% of the homes across The Steadings will be Affordable Housing, as required within the s106 agreement, and include social rent, affordable rent and shared-ownership.
The first phase includes 14 affordable homes (including 6 shared-ownership homes) are available via Bromford.

The Steadings will deliver a range of different employment opportunities and space for businesses wishing to relocate as well as catering for new start-ups.

Each development parcel will follow a similar process to prepare the area for the new homes, commonly called enabling works. This will include roadworks, key infrastructure and utilities work and landscaping. Archaeological and ecological surveys will take place before construction commences to ensure there is nothing of historical or cultural significance in the area, or wildlife and nature habitats to protect.
Bathurst Development Ltd (BDL) has masterplanned The Steadings and will be responsible for overseeing the development from start to end, including managing the works relating to infrastructure, retail, community space, education, sports and green spaces.
BDL will work with selected specialist local home builders to provide variety and character throughout the site. Our Phase 1 partner is HarperCrewe, who is committed to developing a sustainable scheme through high quality design in conjunction with sustainability and placemaking.
