Building work for Phase 1 is expected to start in summer 2021, beginning with infrastructure such as roads and utilities, along with archaeological investigations. The first homes should be under construction in late 2021, with our first residents moving in from summer 2022.

We hope that our development partners HarperCrewe will be able to launch the first homes in Phase 1 to prospective homeowners during spring 2022, with our first residents moving in from summer 2022.

Please see the Masterplan here for a breakdown of the different phases of development. Each new phase will offer a blend of house types, associated infrastructure, green, open and play space, along with community and leisure amenities.
The Steadings will be linked together by new roads, footpath and cycleway connections and marked by attractive landscaping.
The homes draw from the Cotswolds strong architectural style for inspiration and will be in keeping with the local heritage. The new properties will be a mix of traditional and contemporary by integrating gabled roofs, rubble stone walls and natural stone slates with bright rooms and open planned living space.
At The Steadings, we are providing homes for every individual and family, whatever their needs. From 1 and 2-bed apartments and houses to 5-bed homes, extra-care housing, affordable housing, and rental options, there is a home style to suit everyone.
30% of the homes across The Steadings will be affordable. Further details will be released at a later date but the options could include the government-backed Help- to-buy scheme and affordable rental properties in partnership with a local housing association.

Work will soon be taking place to prepare the area for the new homes, commonly called enabling works. This will include roadwork, key infrastructure and utilities work and landscaping, plus an archaeological dig will take place before the build commences to ensure there is nothing of historical or cultural significance in the area.
Bathurst Development Ltd, the development arm of the Bathurst Estate, is masterplanning The Steadings and will be responsible for overseeing the development from start to end, including managing the work relating to infrastructure, retail, community space and green space.
Bathurst Development will work with hand-picked specialist home builders to provide variety and character throughout the site. Our Phase 1 partner is HarperCrewe, who, led by Adrian Bloor, is committed to developing a sustainable scheme through good quality design in conjunction with placemaking.
HarperCrewe will be providing 74 new homes, new access routes, landscaping, open space and associated infrastructure.
