Keepmoat Illustrative Masterplan Parcel 2A The Steadings, Cirencester.

Homes England’s appointed developer, Keepmoat, has submitted a reserved matters application * for Parcel 2A at The Steadings.

Parcel 2A is the first parcel reached from the eastern entrance to the new neighbourhood, via Spratsgate Lane, and will consist of 100 new homes of various sizes, including the provision of 31% affordable homes.

The parcel has previously been allocated for residential development under the adopted Local Plan and benefits from an existing outline planning consent.  Development within The Steadings is guided by a series of design codes, setting out the parameters and design guidance which must be adhered to including a Detailed Design Code for this part of the site (which sets out specific design and materials requirements).

In addition, over the last year, Keepmoat has been undertaking detailed pre-application discussions with Cotswold District Council and Gloucestershire County Council Highways to agree the detailed design of the house types and layout of the parcel, to ensure the proposals deliver a high-quality scheme which is respectful of the character and appearance of the surrounding area.

The images show a copy of the proposed layout plan and illustrative landscape masterplan, along with proposed street elevations. A full set of plans and details of the application will be made available on the Cotswold District Council Planning Portal website once the application is validated, which we expect to be in the next few working days.  See here.

* Reserved matters is a type of planning application that follows an approved outline application. The aim of reserved matters in planning permission is to secure the outstanding details that were not included within an outline application. This is the final stage of planning approvals before works can begin on site.
