Update on developments at the new neighbourhood for Cirencester.

This is a copy of the Email Update sent March 2024 to those signed up to receive newsletters.

New energy-efficient homes

 

Within the first phase there are 68 high quality, energy-efficient homes and we are delighted to have welcomed over 28 households, so far, to the new community.

The next phase of new homes

Homes England will be delivering the next parcel of new homes at The Steadings. They are currently selecting their development partner for Parcel 2A , which will be for 100 homes, including 30 affordable homes.  Work on this second phase is expected to start later this year and homes becoming available from late 2025/early 2026. 

In parallel, Bathurst Development is selecting the SME developers to bring forward further parcels in this phase.  We will provide updates in the coming months on these parcels.

Welcoming new residents to the community

The Community Management Trust: Community Hub opening soon!

As residents move into the new homes at The Steadings, they are also welcomed by the Community Management Trust (CMT), who work to support both the local and wider community.

Initially, the CMT will be hosted at a Community Hub within the first phase, before later moving to a space near the neighbourhood centre.

Opening in mid-April 2024, the Community Hub will be a space for residents to meet and share activities. Bookings for this space can be made via this web page.

Siddington C of E Primary School

As the master developers for The Steadings, Bathurst Development is funding and delivering a new building at Siddington C of E Primary School.

The work is being carried out by local contactor, Barnwood, and is progressing well. The photo shows the steel frame for the new building, which gives a sense of scale and location of the new facilities. The Computer Generated Image helps to illustrate the final look and feel of the new building.

In due course, a new primary school will be built at The Steadings, but initially the school will be hosted at Siddington. Completion of the new facilities is due for October 2024.

Future infrastructure investment

During 2024 we will also be investing in improvements and upgrades to the Fire Station Roundabout to ease with traffic flow and road safety.  Details on these works will be issued shortly.

 

Eastern spine road for phase 2

 

Work began in January on the spine road at the Eastern side of the new neighbourhood, from Spratsgate Lane roundabout through Parcels 2A, 2B & 2C.  There will also be some earthworks to create the new landscape areas, and a pond to provide surface water drainage and wildlife habitat.

These works are being carried out by Bathurst Development’s selected contractors, Montel, with work expected to be completed by the end of November 2024 .

In addition, this month the landscape contractor will be appointed. The final planting and landscaping works will extend into the next planting season in Spring 2025.

Employment areas and workspace

The first employment area to the East of Spratsgate Lane will be referred to during the development phase as Employment Area A.

Cotswold District Council planning committee met on 13 March to consider the application. They agreed to delegate approval to the Head of Planning subject to finalising some details. The next steps will be to issue the consent.

The workspace will consist of mostly industrial and distribution units.

Community Liaison Group Meetings

Every three months we host Community Liaison Group (CLG) meetings. 

These meetings are for Bathurst Development to share development progress and other updates with the community, and to invite questions and queries from those in attendance. The next CLG meeting is the evening of Tuesday, 9th April.

Those in attendance are representatives of local organisations, along with local residents.  All are welcome. 

We will be joined this time by guest speaker, Andrew Crutchley, a director at The Environmental Dimension Partnership (edp), to talk about archaeology at The Steadings.
