Welcome to the May 2025  update on The Steadings, Cirencester. 

This is a copy of the email news update sent to recipients on 29 May 2025.

Our newsletters keep you informed on what has been going on in the area, from progress with the development to planning news, and opportunities to get involved.

Development Updates

DEVELOPMENT UPDATE

Approved Detailed Design Codes

Detailed Design Codes Approved.

The Local Planning Authority, has approved the Detailed Design Codes (DDCs) for Parcels 2A, 2B & 2C along with Parcels 2D and 2E.

These codes provide guidance to the developers on the architectural character of the places and spaces to be created within The Steadings and enable Reserved Matters Applications (RMAs) to be submitted, which is the final stage of approvals before building work can begin.

Each DDC covers:

  • Street types and frontages
  • Car parking
  • Pedestrian and cycle active travel networks
  • Green and open spaces
  • Architectural principles
  • Environmental performance and sustainable building design, and
  • Biodiversity, ecological mitigation and enhancement.

Please note, the information contained within these documents is for guidance, and the final details on completed works may change or differ slightly.

We will keep you updated of progress and when the RMAs have been prepared and submitted which we hope to be sometime later in 2025.


Landscaping 2D 2E

Coming Soon! Have your say on landscaping for 2D & 2E, primary street and the village square.

At the most recent Community Liaison Group meeting in April 2025, we were joined by our landscape architect, Murdoch Wickham, and transport consultant, PFA, who provided an overview of the plans for the landscaping, primary street and village square within the next phase of The Steadings.

These plans have now evolved to the next level of design and detailed proposals will be available to view in the News section of The Steadings website from Monday 9 June.

The deadline for receiving feedback is Friday 20 June 2025.

All feedback will be collated by Bathurst Development and passed to our consultant team for consideration. The final plans will be submitted to Cotswold District Council by the end of June 2025.


Earthworks behind The Maples.

In late summer (likely in September 2025), we will be moving the soil stockpile from Parcel 2D onto part of Parcels 3D and 3G – which are the fields to the South and West of The Maples. The stockpiles will be on the lower parts of the site and away from the existing houses. An update will be issued nearer the time.  

Some of the material will be used to reinstate the levels following the recent archaeological work including the fields within Parcels 2F and 3G – which are to the South and West of The Maples.


CGI of Employment Area A at The Steadings

The latest on Employment Area A.

The date for the Planning Appeal for Employment Area A has now been set for 18 June 2025. 

We hope to bring you further updates after this date, and introduce the developer and the scheme.

Employment Area A is situated to the East of Wilkinson Road and Spratsgate Lane opposite the main entrance to The Steadings. The plans include proposals for a footpath and cycle link through to Orchard Field and Siddington C of E Primary School.


All homes in Phase One have now sold!

We are delighted to announce that all the new homes within the first phase, which has been developed by HarperCrewe, have been sold.

This initial phase of development has delivered 68 new homes, including 14 affordable homes with Bromford.

Updates will be shared in due course relating to new homes within future phases.


Community Hub for all.

Within the first phase of The Steadings, there is a Community Hub, which is a space that anyone can use (not only residents of The Steadings).

The Hub includes dedicated office space upstairs, ideal for 1-1 meetings or remote working.  Downstairs can be setup as a small meeting space, or the room can be cleared to accommodate activities such as support groups, 1-1 Yoga, study groups, wellness talks, gentle movement classes, and other similar groups, or as a quiet space.

The Hub has a kitchen including a coffee machine, garden and toilets.

The Community Hub can be booked by residents and non-residents. 

Rates:
Residents          £10/hr
Non-Residents    £15/hr

Further Hubs will be available in future phases at The Steadings, these will vary in size and proposition but all will offer space for the wider community to enjoy.


The Steadings Primary School new building at Siddington.

New Building at Siddington C of E Primary School.

Did you see our news item on the official opening of the new building to temporarily host The Steadings Primary School?  If not, take a look at our article here

This new building is part of the considerable investment in local education facilities by Bathurst Development (BDL) as part of the The Steadings. Built with a team including Gloucester-based architects and contractors, at a total cost of £2.2m including fees, this permanent building will be a lasting legacy for Siddington C of E Primary School to use now and into the future.


INFRASTRUCTURE UPDATE (OFF-SITE)

New bus stops and dropped kerbs for Cranhams Lane.

As part of our s278 highways agreement with Gloucestershire County Council (GCC) we will be installing dropped kerbs at various points along Cranhams Lane at the junctions with Foxes Bank, the entrance to The Cranhams, Alexander Drive, and Countess Lilias Road.

In addition, there will be two new bus shelters installed on Cranhams Lane. An example of the new bus shelter type, which has been agreed with Cotswold District Council, can be seen in the image above.

These works on Cranhams Lane form part of a wider initiative to improve pedestrian and cycle routes between The Steadings and the adjoining areas.

We are in the process of completing the s278 Agreement with GCC for these improvement works, following which works are planned to commence towards the end of June or in July 2025, once Traffic Management requirements are agreed with GCC. 

Traffic lights will be in place, and the works will be ongoing for up to eight weeks.

These improvement works forms part of Bathurst Development’s extensive investment in local infrastructure.


Fire Station Roundabout improvement works update.

Since our last community update in April, Gloucestershire County Council Highways has agreed that the final resurfacing of the roundabout can take place between 7 and 18 July.   The traffic management will be removed from the roundabout and approach roads as soon as possible after the works are complete.

The works to refurbish the subway will take place in July and August, once the new traffic lights and at grade crossings have been installed. 


COMMUNITY UPDATE

Cirencester Chamber of Commerce Business Awards

Celebrating the Cirencester Business Community.

The Cirencester Chamber of Commerce Annual Business Awards is taking place on 4 July 2025.  While entries to the Awards is now closed, there is still time to buy tickets to attend the glittering awards ceremony.

Phoenix Festival Cirencester 2025

Phoenix Festival 2025.

We are proud to be supporting the Phoenix Festival again this year.

This fantastic arts and music festival will be held in the Abbey Grounds over the August Bank Holiday weekend.

Everyone is welcome. The event starts at 11am and finishes 10pm each day.

Join our next Community Liaison Group meeting.

The next Community Liaison Group meeting, open to all within the Cirencester residential and business community, is taking place on Tuesday 15 July at 6pm. (Either in-person or online).

The quarterly meetings are designed to update local residents, businesses and community groups on progress with the new neighbourhood for Cirencester, and provide an opportunity for questions and discussion.
