The Steadings, Cirencester
Attractively located across 300 acres on the edge of Cirencester, the historic Roman town and Capital of the Cotswolds. The Steadings will deliver high quality and sensitively designed spaces that provide an attractive, welcoming and healthy environment for everybody to enjoy, where people, placemaking and community are the priority.
The Steadings will comprise:
100 acres of green space for people and wildlife; a new primary school; indoor sports hall; mini-football pitches and tennis courts; healthcare facilities; local retail; restaurant and cafés; within neighbourhood and village centres; up to 2,350 beautifully designed energy-efficient new homes, including 30% affordable; and employment land for business. The Chesterton Farm complex, including Grade II listed farmhouse and mill, situated at the very heart of the community, will be renovated and form the hub for the new neighbourhood.
During 2026/27, two housebuilders will begin construction of 229 new homes within the main site.
Homes England’s appointed developer, Keepmoat, has received approval for their reserved matters application for Parcel 2A at The Steadings. This is the first parcel accessed from the eastern entrance to the new neighbourhood, via Spratsgate Lane, and will consist of 100 new homes of various sizes, including the provision of 31% affordable homes.
In addition, Bathurst Development’s appointed developer, HarperCrewe, has submitted detailed plans for 129 new homes (including 40 affordable) and space for community facilities including a coffee shop for Parcel 2D.

The new homes in the first phase at The Steadings were delivered by our development partner HarperCrewe.
The first phase includes 14 affordable homes (including 6 shared-ownership houses) these are now all occupied.
The Steadings is within the beautiful countryside of Gloucestershire and on the southern edge of the Cotswold market town of Cirencester. Ensuring everything you need is within the new neighbourhood, while also being fully connected to the wider Cirencester amenities and community. Accessible footpaths, cycleways and bus routes facilitate permeability and access.
As part of the planning agreements, Bathurst Development has committed to a programme of considerable investment and new infrastructure improvements within the local area. These are set out within the s106 agreements and will bring forward a host of benefits to the wider community as part of the new development.
